Our Seller Says:
"Initially coming from central Edinburgh, we hadn't considered buying a house
in West Lothian. However, during a chance journey passing through Uphall and
Broxburn we decided to explore the area. We were pleasantly surprised by the
attractive market prices and the value for money compared to Edinburgh as well
as the travel links to both Glasgow and Edinburgh for work and socialising.
When we found our house, it immediately felt right - spacious, green and
quiet, with a strong sense of community. What we love most about our house is
its great location, nestled in amongst plenty of woods and green spaces. It
offers a peaceful and quiet atmosphere while still being accessible to both
Edinburgh and Glasgow, giving us the best of both worlds. Additionally, our
garden provides a perfect spot for enjoying a coffee in the morning or if
you're lucky a BBQ at night. Our favourite room in the house is the kitchen
dining area, which is light, spacious and serves as the heart of our home. It
provides ample space for our family to gather, share some laughs and even
indulge in the occasional dance off. On sunny weekends and warm nights
(although not exclusively!) the kitchen often spills out into the garden,
extending the festivities outdoors. "
Forming part of the well - connected Byrehope Road residential estate, this
modern 3 bedroom detached home is ideally situated for any growing family that
requires local schooling, shops and country walks within easy distance, but
also quick access to commuter links to Edinburgh, Livingston and Glasgow.
The large front corner plot incorporates a walled lawned garden, aside a
single garage and driveway that can accommodate up to 3 vehicles.
Stepping into a welcoming entrance hall with the addition of a guest WC and
highlighted by quality oak veneer doors. Smart wood flooring sweeps into an
immaculate lounge, well decorated in grey hues and flooded in warm light from
the front window aspect. Thoughtfully upgraded just 3 years ago, the high end
kitchen/diner presents a crisp white and seamless design, with plentiful base
and wall units and worktop space. There are integrated appliances of an oven,
gas hob, hood, washing machine and dishwasher, and a designated dining area
placed beside patio doors to the garden, that can open up the room to summery
garden parties.
Continuing upstairs to the generous master bedroom with a bright front window
aspect and featuring triple fitted wardrobes to fulfill all your storage
needs. This benefits from a recently installed en - suite fitted with a pristine
white 3 piece suite of a shower enclosure, WC and vanity unit with inset sink,
paired with metro tiling detail. Overlooking the rear garden, the second
double bedroom is a great size to accommodate a range of bedroom furnishings.
Bedroom three is a good sized single that can easily be used as a nursery or
home office. Newly fitted, the impressive family bathroom is expertly tiled to
the walls and floor, and sure to be a favourite for those who enjoy a long,
hot, bubble bath. Featuring a bath & mains fed overhead shower, WC and vanity
with inset sink, the space is finished by black hardware and a chrome ladder
radiator. Within the landing, there is an airing cupboard and Ramsay ladder
access to the partially floored attic.
Then to the rear, the fully enclosed landscaped rear garden is formed by a
manicured lawn which is bordered by a colourful display of established shrubs
and plants. This is enhanced by a new grey toned patio, perfect to enjoy
alfresco dining or entertaining on those hot summer days.
It is worth nothing the combi boiler was just renewed 3 years ago.
Extras: All floor coverings, blinds, light fittings and integrated appliances.
_Local Area_
"Uphall and Broxburn have captured our hearts, providing an ideal environment
for our kids to grow up. The strong sense of community we initially felt has
only grown stronger over time. We have no plans to leave as we have become
deeply attached to the area. As for the house itself it holds immense
sentimental value as our first home, filled with cherished memories of raising
our two boys during their early years. We will miss everything about it, as it
occupies a special place in our hearts. The Volunteer Arms bar and restaurant,
as well as The Oatridge Hotel and Bar, are conveniently located within a 5/10
minute walk from the house, offering great dining and relaxation options.
