A bright and spacious two bedroom, two bathroom apartment on the seventh floor
of a modern development just around the corner from Lea Bridge Road station
and moments from Lee Valley Park. You have a private balcony with superb
views.
Nature lovers are spoilt for choice here, as well as Lee Valley Park you also
have Hackney Marshes, Leyton Jubilee Park and even Waterworks Nature Reserve
within easy reach.
If you lived here. . .
You'll be luxuriating in your artfully arranged 275 square foot, naturally
bright, dual aspect kitchen/lounge. Smoky engineered hardwood runs underfoot
and your kitchen area's smartly dressed in glossy grey cabinets with chunky
white countertops and aquamarine splashbacks. It's a splendid space even
before you step out on to the balcony, with commanding views across the
capital.
Elsewhere your principal bedroom tops 150 square feet with floor to ceiling
windows and wardrobes. There's also a sparkling en suite shower room, softly
lit and tiled in smoky shades of grey. Down the hall is bedroom two, another
double with impressive views. Your family bathroom rounds things out, once
again immaculately tiled from floor to ceiling, and also featuring a shower
over the tub.
Outside and, as noted, you're just five minutes from Lea Bridge overground
station, itself just one stop and seven minutes from Stratford for a huge
range of further underground and overground connections, the Queen Elizabeth
Olympic Park and Westfield shopping centre. Closer to home, just a third of a
mile down the road you have the much loved Hare & Hounds gastropub, where the
menu is just as fabulous as the decor.
What else?
\ - Cyclists can follow protected bike paths and cycleways all the way to
Whitechapel via the Queen Elizabeth Olympic Park.
\ - You've got a substantial hallway home to a pair of large integrated
cupboards, a welcome addition to any London apartment.
\ - Your new development is artfully arranged around landscaped communal
grounds, with a striking atrium.

A word form the owner. . .
"We love this place and we wouldn't be selling if it wasn't the right time for
us to move further out. We think you'll love it too; Parking: You'll benefit
your own car parking space in the secure garage under the building where there
is access to electric charging. Concierge service: Ensures you never miss a
delivery. Transport: We're a 1 minute walk from Lea Bridge station (3 mins to
Stratford and 3 mins to Tottenham Hale) - You'll still find yourself running
for the train though! Green spaces: Walthamstow Marshes, Hackney Marshes, the
Olympic park, River Lea, Leyton Jubilee park - all within walking (or
running. . . !) distance. Views: An unimpeded view from the 7th floor across East
London - a real highlight on fireworks night or New Years! Space: Our flat is
really spacious, with the second bedroom doubling as a generous sized office
and the benefit of two bathrooms means guests can have their own privacy.
Shops nearby: Lots of options, including a zero waste shop and coffee shops
but our favourites are the Pavilion Bakery, Pinch la deli and Romeo and
Guilletta gelateria. Lea valley riding centre and Lea valley ice rink are on
your doorstep, there's also a brand new gym in the ice rink which is very
reasonably priced. Quiet: The flats themselves are very sound proof - we've
never heard the neighbours on our floor! Additionally the glass is triple
glazed. Warm and energy efficient: It's best of both worlds really - it's not
too hot in the summer on this side of the building, and never cold in the
winter. We can honestly say we've never used the heating in the bedroom or
bathrooms. It's been a lovely first home for us, and i'm sure the next owners
will make lots of happy memories. "
