directly off Junction 45 of the M1, linking the national motorway network with
Manchester and M62 in the west and the A1 (M) in the east. The site has
excellent connectivity to Leeds city centre on the A63 and via public
transport from the park and ride, meaning this location would appeal strongly
to a range of demographic groups, including commuters, young families and
retirees.
