ground floor**
Open Plan Bar Areas arranged in three principal sections. The main bar area is
part carpeted, has part boarded floor, dralon upholstered fixed wall seating
and loose traditional style chairs and stools currently arranged for 30 or so
customers. Darts/Pool Area with pool table having tri lighted canopy over. To
one end of the bar is a Dining Section which again has tapestry upholstered
wall seating and roll topped high backed contemporary leather bound dining
chairs currently arranged for 26 customers. The third section is the dining
area which has parquet effect floor, tapestry upholstered fixed wall seating
and loose slat back dining chairs currently arranged for 20 diners. There is a
central bar servery which has counters to both the main bar and the main
restaurant. The main restaurant is an attractively furnished room with
carpeted floor, tongue and grooved panelled walls, slat back dining chairs to
dark stained tables currently arranged for 40 diners.
Off the Inner Hallway are a set of ladies and gentlemen’s customer toilets.
This area having been created to give the concept of a coal mine with exposed
coal face walls and oak supports etc.
Catering kitchen which is comprehensively equipped having full selection of
stainless steel catering effects and work surfaces, non slip flooring and
fully sealed walls. Four section galvanised extraction canopy.
**Owners accommodation**
There is a separate detached Owners House to the rear of the property,
constructed by our client to a high standard. It is arranged as follows: At
ground floor is a good open plan lounge and kitchen area. The kitchen can be
separated with foldable shaker style doors which have opaque glass panes. The
dining room has boarded floor throughout. Utility/laundryroom. WC. Second
reception room (currently utilised an office). At first floor there is
bathroom with suite of wash hand basin, WC, shower and Jacuzzi bath. Bedroom 1
double. Bedroom 2, single (currently utilised as a dressing room in
conjunction with bedroom 1). Bedroom 3, small double.

**External**
The gardens are a feature of the pub and there is side and rear garden with
the side garden being immediately adjacent to the main pub entrance. There is
block paved area and lawned section. There is a covered area and picnic style
bench seats able to cater for up to 40 customers seated. The rear garden is a
more of a family garden with Children’s Play Area having a herbie tree and
climbing frame with rubber surround. There is terraced and further lawned
garden area with patio and upper decked section with pergola style
construction and brick built Barbecue Area. Again there are well constructed
picnic style bench seats. This area able to cater for 50 plus customers
seated. As part of the main structure of the building but with separate
external entrance are a further set of ladies and gentlemen’s customer
toilets.
