woodland of high conservation value including a lake, for sale by Informal

**The Property**
A rare opportunity to acquire an attractive block of mixed broadleaf woodland
in a much sought after part of West Dorset. The woodland extends to a total of
26. 10 acres (10. 56 hectares) and includes two water courses and a central lake
of approximately 0. 44 acres. The setting is convenient yet secluded and
features a mix of topography with two natural gullies as well as a central
ride with a handful of clearings.
**Situation & Directions**
The woodland is conveniently situated approximately 500 yards from the centre
of the village of Netherbury and just over 2. 5 miles from Beaminster by car.
Leaving Beaminster on the A3066, Beaminster to Bridport Road, turn right onto
Drury Lane, approximately 1. 2 miles after the turning for Parnham Park.
Continue into the village of Netherbury and over the bridge at the bottom of
the hill onto Bridge Street. After approximately 300 yards, turn left onto St
James Road and continue for approximately 450 yards. Turn right into Stephens
close and the entrance to the woodland is found on the left.
**Woodland**
The majority of the trees were planted in 2002, funded by the Woodland Grant
Scheme (wgs). Both the payments phase and obligation period of the wgs
agreement are over and a woodland management plan dated 1st January 2021 can
be made available upon request by contacting the agent. The woodland is still
in an obligation period following a Farm Woodland Premium Scheme agreement -
more details available from the agent.
Trees also include some mature stands of hazel and larch, planted in 1990 and
the central gully contains oak, ash, sycamore and alder as well as bluebells
and ferns. The woodland has a wide variety of flora and fauna throughout due
to the diversity of habitats present, to include tree canopy, understorey,
hedgerows, rides, paths, clearings and aquatic habitats.
A butterfly survey of 2011 counted 20 species of butterflies present and the
woodland continues to flourish with abundant biodiversity. Other species to
include otters, roe deer, fallow deer and birds of prey, including a nesting
hobby have all been seen.
**Access**
A right of access from the public highway (Slape Hill) to the North - East
corner of the land will be granted in favour of the purchaser over retained
land, shaded blue on the above plan.
**Designations**
All of the woodland lies within the Dorset Area of Outstanding Natural Beauty
(aonb). Part of the woodland is recognised as a Site of Nature Conservation
Interest (snci) by Dorset Wildlife Trust and the same part is designated as
Ancient and Semi - Natural Woodland by Natural England.
**Sporting Rights**
Sporting rights run with the freehold and are included in the sale and there
are no sporting tenants. The woodland offers an opportunity for rough
shooting, deer stalking and the possibility to stock the lake with fish
(subject to obtaining the necessary ea permits).
