Description
A level enclosure of approx. 1. 58 acres of permanent pasture and currently in
an unattended state. It is naturally wettish and has a barbed wire fence on 3
aspects of the boundary together with unattended hedges.
It provides the opportunity for clearing and to be returned for grazing
purposes or for market gardening uses, or in its current state for
conservation/amenity purposes.
Similarly, the land does fall within the boundary of the village and subject
to necessary consents, does provide the potential for long term development.
As a result, prospective purchasers should note that an Overage (Clawback)
Clause will be placed into the Sale Contract i. e. Should the land get planning

share in the uplift of the land’s value - this will take effect for a period of
