The sites are available separately although consideration can be given to two
plots being sold together.
Burry Port is situated some 4 miles west of Llanelli along the A484 and some 8
miles from Junction 48 of the M4 at Hendy.
Burry Port is also approximately 20 minutes from both Carmarthen and Swansea
and about 60 minutes from Cardiff.
The estate has been developed alongside the new Southern Distributor Road
linking the A484 with the new marine in Burry Port. The estates location
within the Millennium Coastal Park makes for a pleasant environment to
establish a business. Passing through the site is the Millennium Coastal Path
leading to Llanelli and beyond to the east and Pembrey Country Park to the
west.
4 plots ranging in size from 1. 30 acres to 3. 73 acres. Each plot has access to
foul and surface water sewers, electricity and mains water is available at or
near the boundary of each plot.
The main estate road or avenue is flanked to either side by a landscaped strip
with trees along its entire length. Ownership of this frontage landscaping
will be passed to the purchasers but access to this area will be reserved for
the Council for maintenance. The cost of maintaining this feature will be
recharged by a service charge to the plot owners the amount being in
accordance with the proportion of land held in relation to the overall area of
the estate. The service charge will also include costs incurred by the Council
in relation to the management of the shared or common areas.
In addition to meeting Planning requirements on uses there are other criteria
imposed being those that are grant funding dependant. In general terms the
grant funding conditions require the sites to be used for manufacturing or
uses that add value. All enquirers would be asked to provide full details to
establish eligibility.
The Council reserves the right to sell the sites by competitive tendering in
the event that two or more applicants wish to acquire the same plot.
Long Leasehold for a term of 999 years.
The sites will be sold by way of a Building Agreement requiring the following:
1\. 10% of the consideration to be paid on completion of Agreement.
2\. Completion of the development within 12 months of entering Agreement.
3\. Payment of the balance of consideration within 28 days of practical
completion.
4\. Transfer of the Long Leasehold interest.
