Being situated adjoining both the A487 Trunk Road and also the A478 Cardigan
to Tenby road, this area of potential building land is ideally placed to take
full advantage of the passing heavy traffic flow. The A487 is the main road

Whilst the land does not have planning consent, a positive response was
received to a pre - application submission made to Ceredigion County Council’
Planning Department – reference Q170013, dated the 2nd May 2017, to the

Department in August 2023, stating that as the ldp has not changed since 2017
little will have changed from a local planning perspective. There have been
however changes in ecology, phosphates, flood risk and potential purchasers

…"from the policies quoted above, it is likely that the development of
serviced accommodation at this location is likely to be supported in principle
and in land - use planning terms. The site is located immediately adjacent to
the Urban Service Centre, close to major transport routes and within
reasonable proximity to the services and infrastructure available in ·the town
centre.
Additionally, the ldp recognises that Ceredigion has a limited number of
hotel, guest house, bed and breakfast and hostel bed spaces and the
development of new serviced accommodation within the County is therefore to be
encouraged in principle.
In relation to the restaurant, I am unclear as to whether this would only be
used incidentally to the proposed accommodation, or whether it will also be
open to the public in general (who are not staying at the accommodation). A
completely incidental restaurant use is unlikely to raise any policy
objections. However, should it be proposed that the restaurant is open to the
general public, then policy LU18 requires consideration to be given to the
likely impact of the development on existing retail provision within the
Service Centre. The findings should be presented as part of the planning
application, for consideration by the Local Planning Authority"
