A rare and exciting opportunity to acquire a building plot with outline
planning granted. Located within a quiet setting on the outskirts of the
village. This rare opportunity must not be missed
**Location**
Goldsithney is a lovely village in beautiful countryside on the South Cornish
coast very near Marazion and St Michaels Mount. It is a friendly thriving
village with two pubs, community centre, shop, post office, cricket ground and
excellent local state primary school. It does not have a high proportion of
holiday homes so is an active community all year round.
Penzance (mainline train to London), St Ives and Helston are all nearby. Truro
is 25 miles away. Surrounded by heritage coastline areas including the Penwith
moors, the Lizard peninsula, Gwithian and the north coast surfing beaches. The
area is a part of a World Heritage Site based on it's historical mining
landscape.
There are views to the surrounding farmland that opens out with a network of
local footpaths through beautiful countryside and small villages. The nearest
safe and quiet beach is only a mile away at the very pretty village of
Perranuthnoe. St Michael's Mount is only two miles away.
**The Plot**
Plot: Large plot approximately 1/3 acre on the edge of the village.
The plot is south facing and sheltered by high banks, trees and hedges. Part
of the old farmstead known as 'The Gears' at the end of a quiet rural lane of
detached houses. Hidden completely from public view and with the nearest
public track being fifty metres away it is very quiet, safe and private but
not isolated.
The plot has outline planning permission granted for a single detached house
and garage. PA18/06613. 25th September 2018.
Details approved 21 February 2023 PA22/10275. Two - bedroom single story house
with potential rooms in roof space. Large workshop/garage with photovoltaic
electricity generating roof.
**House Design And Position**
The Vendor would prefer that the planned house be built. However given the
size of the plot and of all the surrounding houses it is considered that a
full plans resubmission for a larger house would be allowed by the planning
authority.
The Vendor is amenable to a change in the planned design subject to
discussions and agreement on design, size and orientation.
The position of house on the plot could also be changed but the present
position is considered optimal due to the following points:
•There are two underground service pipes running east/west under the southern
half of the plot. To avoid interference with these the house can't easily be
situated any further south although it may be possible to build over the water
drain.
•The current position of the house and orientation make best use of the land
layout with a large south facing garden, passive solar design of the house and
the garage to the north with it's roof facing south for the photovoltaic
panels.
•The current position of the house and orientation of windows minimize
overlooking and privacy considerations with the neighbouring Gears Barn and
Gears Cottage.
**Services**
Services are considered all easily accessible either on or near the site.
**Access**
The Plot is accessed from Gears Lane up the private drive of the neighbouring
Gears Barn owned by the Vendor. The Vendor will as part of sale allow
unrestricted access in perpetuity for access and services on and under the
private drive belonging to Gears Barn.
Gears Lane is currently an un - adopted lane but is being considered for
upgrading to a Restricted Byway.
**Mining**
The area of Gears Lane is an historic tin mining area. Purchaser should carry
out their own mining search.
**Enviromental**
A Phase 1 Environmental Survey was carried out and submitted as part of the
Outline Application. Conditions 6, 7, 8 and 9 of the Outline Planning Permission
are still applicable. These conditions will be the responsibility of the
Purchaser.
