location with various development options subject to necessary consents.

including family homes, affordable housing and holiday accommodation.
**Description**
The potential of this land and buildings cannot be over emphasised, located
just off the A95 close to Keith, this plot of over 2 acres will lend itself to
a myriad of opportunities subject to planning consents. Previously trading as
a cattery and kennels, the business ceased trading some years ago and the
buildings now require an upgrade. The site could however easily be reinstated
to its former use as a cattery and kennels should new owners desire. This
property is being presented to the market as a development opportunity
encompassing the existing structures. The local countryside is very
attractive, with rolling hills and farm land.
The main building is not listed nor is it in a conservation area. Internally
the property has been utilised as living accommodation with the outbuildings
being used as kennels. The internal aspects are in need of renovation, but the
cottage itself is picturesque and would not take much to restore to its former
glory. The outbuildings offer storage and the garden grounds are very
pleasant, laid to mature plants and shrubs. We understand that the adjacent
forestry commission land is to be cleared of the trees and this will open up
the external aspects of the property beyond its borders, affording some
attractive countryside views.
**Reason for sale**
The current proprietor has retired and wishes to sell the development, leaving
new owners the opportunity to develop the land and buildings to their own
preferences.
