**Location**
The site is located at the top of Cross Cliff Hill in the village of

**Town & country planning**
The vendors have undertaken a significant amount of planning work in advance
of
the marketing of the site and full details can be provided in due course. A

Listed and
there is a Heritage Report available in respect of this building. The

**Tenure**

follows: The terms of this are as follows

Lease Term - 15 year Contracted Out Lease to commence as soon as possible.
Rent - £1, 425 per annum payable on 6th February every year.

**Method of sale**
The property will be offered For Sale by way of Informal Tender. Interested
parties are asked to submit their offers no later than 12 noon on Friday 20th
October 2023.
Offers must be made on the attached Tender Form and received by email or
post at the offices of Eddisons Incorporating Banks Long & Co by no later than
12 noon on the date above.
Whilst unconditional offers would be preferred, the vendors will also consider
offers conditional upon the receipt of Planning Permission. Full details of
the conditions attached to any offer must be submitted by the prospective
