Description
**Summary**
Craigendinnie is a superb Victorian country house dating back to 1884 with
associated outbuildings, two cottages and about 70 acres of grounds. This is a
rare opportunity to acquire a very fine country house that has not been
available to the market for some 40 years. William Cunliffe Brooks, a wealthy
Manchester banker in the late 1800s, loved the Aboyne area and together with
architect George Truefitt built a collection of architectural gems virtually
unknown to the outside world, and Craigendinnie is one of them. The house is
constructed of pink granite under a slate roof and has been refurbished and
well maintained over the years. Features include high ceilings, lovely natural
light, pitch pine wood panelling to dado height, ceiling cornice work, deep
skirting boards, column style radiators and fireplaces. Two linked cottages
and outbuildings are arranged around a central courtyard, to the southwest of
the main house. In addition there is a range of buildings facing south
comprising a workshop, potting shed and a large kennel and outrun. The house
has an idyllic south - facing location with a beautiful loch beside the drive
and is surrounded by good quality arable ground, woodland and rough ground to
the west, north and east providing excellent screening and privacy.
**Accommodation**
A long and meandering tree - lined drive passes the picturesque loch to
Craigendinnie. The drive then splits to access Craigendinnie House and the
cottages and outbuildings separately. The main house is approached through a
white iron gate and onto a gravel drive which culminates in parking areas
around the house.
This substantial detached house also has the comfortable feel of a manageable
family home. A wood panelled vestibule opens into the spacious reception hall
with original floorboards including an area of parquet, pitch pine doors and
panelling to dado height, a beautiful staircase with barley twist balustrade
and a wine store. The elegant drawing room with dual aspect and views towards
The Fungle has a welcoming open fire with ornate mantelpiece. Off the
reception hall is a cloakroom with a marble worktop around the washbasin.
An arch from the reception hall leads to a passage accessing two reception
rooms, the atmospheric dining room with pitch pine panelling to dado height
and the sitting room with wonderful box bay window with beautiful view and a
fireplace with decorative tiled surround and flanked on either side by glass
fronted display cabinets.
Adjacent to the kitchen is the delightful informal and casual space of the
family room with bay window enjoying the same fine views to The Fungle and an
open fire. The kitchen is fitted with a comprehensive range of timber - painted
cabinets and features a central island, while granite worksurfaces provide a
contemporary feel. The focal point is the four oven blue oil - fired aga and
other appliances include a dishwasher, Neff oven and large corner sink unit.
Particularly useful is the walk - in cold room and pantry, both off the kitchen.
A rear hall with back door and staircase leads to the former maid’s quarters
comprising a spacious laundry room with twin Belfast sinks, plumbing for a
washing machine and space for a tumble dryer. Off the laundry is a cloakroom
with WC and washbasin. The large boiler room is a useful drying space and the
former maid’s sitting room makes a peaceful study with fireplace and large
window.
Ascending to the first floor is a wide and turned staircase with barley twist
style spindles and large window leading to an elongated landing. Generous,
bright and with wonderful views is the principal bedroom suite with bay window
and fireplace. The en suite bathroom has a three piece white suite and
dressing room with wash basin. There are a further three well proportioned
bedrooms, two of which are dual aspect and are well serviced by two further
bathrooms. A staircase ascends to the ‘nursery floor’ where there are a
further two bedrooms and a bathroom.
The rear staircase leads to a seventh bedroom above the former maid’s quarters
with a lovely corner aspect and there is a further bedroom with fireplace
currently used as an ironing room.
The second floor, known as The Flat, is ideal for multi - generational, staff or
guest living space. The self - contained accommodation comprises a sitting room
with fireplace, two bedrooms, box room, kitchenette and bathroom with three
piece white suite.
**Outbuildings**
The pink granite and slate outbuildings are located to the southwest of the
main house and are arranged around a central courtyard, providing garaging for
numerous vehicles and storage. In addition there is an L shape pink granite
and slate outbuilding facing south comprising a workshop, potting shed and a
large kennel and outrun. Attached to the main house, adjacent to the back
door, is a granite and slate log/coal/stick store.
Location
**Situation**
Craigendinnie is on the south bank of the River Dee, close to the small
village of Aboyne, in the heart of Royal Deeside. Aboyne is an attractive
small Victorian village in Royal Deeside and the main centre for this rural
district. There is a supermarket, academy and primary school and an excellent
community centre providing theatre/cinema, swimming pool, badminton courts,
library and gym. The village also has a health centre with five resident
doctors, weekly optometrist and audiometric clinics and a cottage hospital.
Deeside, through which the River Dee flows, attracts visitors from far and
wide. Nearby Balmoral Castle has been the Scottish home of the Royal Family
since it was purchased for Queen Victoria by Prince Albert in 1852. There is a
wealth of sport on offer for which Scotland is famed: Salmon fishing on the
rivers Dee, Don and Deveron, pheasant and partridge shooting on many of the
low ground estates, red and roe deer stalking and the opportunity for grouse
on the rolling heath hills. The area boasts numerous golf courses. To the east
lie Royal Aberdeen and Trump International, both well regarded links course.
