restaurant. The site runs to approximately 2, 930 m2, almost three quarters
(3/4) of an acre, with the ground floor gross external area footprint of the
front buildings running to approximately 623 m2 and the ground floor gross
external area of the rear flat roofed 1970's extension, running to
approximately 210 m2. Thus, it could be considered possible that if a building
of similar scale and mass is erected on the site to that currently occupied by
the front set of buildings (i. e. The more traditional Victorian building) it
may be possible to generate a property with a gross internal area of
approximately 1, 000 m2 over two floors. It is likely that the Isle of Wight
Council planning authority would want to see some decent amenity space and
parking to the rear of the building, thus the site currently occupied by the
