**Description**
Temple View, is a delightful boutique hotel, enjoying an excellent reputation
set in the Isle of North Uist which enjoys a fascinating history dating back
thousands of years. The hotel takes its name from the 13th century ruin of
Trinity Temple which sits on a small rise to the west of the hotel. The island
features many Gaelic and Norse influences such as ancient Brochs and Cairns.
The population swells many times over in the summer season as the Island is
very popular with tourists and visitors. Unsurprising given its stunning
unspoilt sandy beaches, rocky coves and dramatic headlands.
The hotel was originally built as a family home in the 1900s. The property has
been developed over the years and now trades as a successful and profitable
boutique hotel. The present owners, a husband and wife team, have undertaken a
refurbishment programme with the business being presented in excellent
condition. Viewing either virtually or in person is highly recommended. The
hotel trades year - round, and has an excellent reputation for accommodation,
service and food.
The entrance of the hotel leads into a welcoming reception area. The building
is hospitable and cosy resulting in the more recent excellent on - line reviews.
To the right is access to the main house, with a guest lounge, lounge bar, sun
lounge and dining area and staircase leading to the owners private
accommodation and 2 letting bedrooms. There is an office and utility area on
the ground floor as well as the commercial kitchen, toilets, servicing lounge
and restaurants. To the left of the reception area there is access to the 4
ground floor bedrooms and a stairwell leading to 4 first floor bedrooms.

Having purchased the hotel in 2020, during Covid, as a lifestyle business, the
owners upgraded the standard and service of the hotel significantly. They have
developed and grown the business into an exceptionally successful and
lucrative operation, and are now in the enviable position of being able to

**Location**
Situated in the township of Carinish, and located at the southern end of North
Uist, the property is an ideal centre for touring and exploring North and
South Uist, Benbecula and Berneray which are all connected by causeways. Day
trips can easily be undertaken by car/passenger ferry to Lewis, Harris and
Barra. The hotels location enjoys panoramic views across the 5 mile North Ford
Causeway from North Uist to Benbecula, which remains the longest causeway in
the Western Isles, and is a short drive or cycle to the beautiful beach on
Baleshare Island. A short 15 minute drive is Lochmaddy, the main centre of
North Uist, a fishing port and home to a museum, arts centre and environment
centre, as well as a bank, post office and doctors surgery. The main ferry
terminal is also located here offering daily sailings to and from the Isle of
Skye. To the south, approximately 8 miles, is Balivanich, the main commercial
centre of Benbecula, where amenities include a bank, post office, garage
services, restaurants, Uist & Barra Hospital, Secondary School and Benbecula
Airport with daily flights to Glasgow and Stornoway. Benbecula also has a
sports centre with gym, sports hall, swimming pool, sauna, football pitch and
running track. The Primary School serving North Uist is located at Bayhead, a

The area is known for its rare bird life and wildlife and the rspb has a
nature reserve at Balranald, a mere 10 minutes drive from Temple View. It is
also a mecca for anglers and brown trout, sea trout and salmon can be found
here. North Uist also boasts a number of pristine sandy beaches and areas of
general interest from the Neolithic, Iron and Bronze Ages which are all easily
accessible from the hotel. Temple View is situated on the Hebridean Way and is
a very popular stop for both cyclists and walkers en route from Barra,
Eriskay, South Uist and Benbecula to Lochmaddy or Berneray. Many people visit
the area to research their ancestry, due to the migration from the Western
Isles in the 18th and 19th centuries to the New Worlds, others enjoy the haven
North Uist offers for windsurfing, sup boarding and canoeing.
**The property**
Built in the 1900s as a family home, Temple View Hotel is a prestigious
detached villa of traditional stone construction under a slate roof. It
incorporates a number of tasteful additions, such as en - suites and additional
letting rooms as well as the beautiful sun lounge to the front which is
designed to take full advantage of the evening sunset and stunning views.
**Dining Room**
The dining room is an attractive room set behind the sun lounge and is set to
tables and chairs in various configurations. This area benefits from

**Lounge Bar**
The lounge bar is a comfortable seating area with beautiful new luxury tartan
carpeting and soft furnishings. 8 large comfortable high backed chairs and new
tables set the scene for a relaxing and intimate area to enjoy a refreshment
before or after dinner. New window coverings and art work add to the pleasant
ambience. The hotel has a restricted licence for residents only and those
enjoying a meal.
**Sun Lounge**
The sun lounge is an attractive addition to the existing building, and is
located to the front of the property, keeping the raw stone exterior wall
exposed. This area offers conservatory dining with large windows and breath -
taking views to the front. Bright and airy, this is a most attractive area to
dine. This area also benefits from recent improvements to include, tables and
chairs, window coverings and art work. This area provides seating for 10
covers.
**Guest Lounge**
Another attractive feature of the hotel is the delightful guest lounge, which
is comfortable, relaxing and pleasantly decorated, having been recently
refurbished. This area has 7 or so chairs and sofas, allowing residents access
to a large screen TV. A great area to enjoy games, read or simply a place to
relax.
**Letting rooms**
There are 10 spacious and well - appointed letting bedrooms. All rooms have
newly installed smart TVs (24” in Single Rooms and 32” in Double/Twin Rooms),
and newly upgraded guest Wi - Fi, new welcome trays with tea/coffee making
facilities, and hairdryer. Each room has its own ensuite with bath/shower. All
rooms have undergone significant levels of refurbishment and modernisation
since the current owners took over, with a full upgrade of all room
facilities, furniture, soft furnishings, bedlinen, window coverings and
artwork. 4 bedrooms are located on the Ground Floor, and 4 bedrooms on the
First Floor. A further 2 bedrooms are located on the First Floor of the main
house and accessed from a separate staircase.

The rooms to the front have extensive views of the small islands towards the
large tidal island of Baleshare, and the 13th century ruin of Trinity Temple,
from which the hotel takes its name. The rooms to the rear have views of
moorland and distant hills toward the east of the island.
**Trade**
The hotel trades year - round closing at Christmas and one or two selected
periods during the year, to suit the lifestyle of the current owners. The
hotel has its own website which generates substantial volume of bookings and
only advertises on Visit Scotland, Visit Outer Hebrides and All Around
Britain. During high season, April to October, the hotel hosts walkers,
cyclists and staycations to name a few. The majority of bookings are made
online via Freetobook booking platform built into the hotel website.
The owners have built excellent partnerships with several tour operators
offering small group tours of walking, cycling and nature trips to the
Islands. Bookings for these tours are made 18 - 24 months in advance and for
2024, almost 50% value of annual turnover is already reserved, with 2025
currently booking up. They also have excellent partnerships with 2 main travel
agents specialising in self - drive tours of the Outer Hebrides.
In addition to this, the owners have developed a great business trade with
regular and returning business guests and contractors who visit the Islands
all year round to carry out work and this business has increased by reputation
during their term and provides an income during the quieter winter months,
November to March.
In addition to the husband and wife owner team, the business employs a core of
6 staff covering housekeeping, front of house and kitchen working various
hours.
**Owners accommodation**
The owners accommodation is a separate area located on the first floor of the
main house accessed via a separate staircase from the mezzanine level. The
accommodation comprises a large double bedroom with extensive storage, a
further smaller bedroom/snug and bathroom.

The hotel benefits from a well fitted commercial kitchen. The kitchen is fully
equipped including 2 gas ranges, a 6 burner and an 8 burner, with ovens under,
2 double fryers and microwave ovens. There is a prep area and wash up area
with a commercial dishwasher. There are ample work surfaces throughout, a
walk - in larder, several fridges, freezers and storage cupboards.
The owners are currently in the process of installing a new kitchen extraction

The adjacent laundry area comprises 2 tumble dryers, 2 washing machines and

storage for linen, cleaning materials, hoovers, etc.

The current owners operate the hotel on a licensed guesthouse/private hotel
basis, serving breakfast and evening meals to residents, and taking occasional
dinner bookings for non - residents. The hotel is not open during the day for
tea/coffee or lunch. The business operating in this way is highly profitable,
select and in demand. The current owners also limit the number of bedrooms
being let out to 12 - 14 residents per night out of a maximum occupancy level of
