Occupying a superb position on Union Row, in one of Margate’s most desirable
locations, are these fantastic plans for the opportunity to create two
terrific contemporary homes. The late - Victorian printworks has full planning
approval for two houses, one four - bedroom and one - three bedroom, to the
designs of architects Liddicoat and Goldhill. Set across two floors of this
handsome building, the architectural concept sensitively blends the grand
proportions of the original building with modern interior detailing,
prioritising natural light while creating impressive scale and volume. Each
house will have direct street access and a private courtyard garden to the
rear. Full details of the planning documents can be found here for Loft One
and here for Loft Two.
Architect
Founded in 2010 by husband and wife David Liddicoat and Sophie Goldhill, this
award - winning architectural and interior design studio and workshop have a
growing international reputation for crafting beautiful and uniquely conceived
buildings. It combines an artisanal approach to making with an agile, site and
project - specific attitude to design, exploring the visceral experience of
architecture and fostering creative thinking.
Liddicoat and Goldhill were awarded a riba award and Manser Medal nomination
for the hand - crafted Shadow House. A Manser Medal commendation, riba Award and
riba House of the Year longlisting came for the self - initiated Makers House,
followed by a prestigious Stephen Lawrence Award shortlisting and a third riba
award for the kinetic Ancient Party Barn. Their work has won extensive praise
from publications, including The Times and Wallpaper* magazine.
The Tour
Originally built by the Isle of Thanet Gazette proprietor as the printing
works for this paper, this building was transformed by resident architects
Liddicoat and Goldhill into a creative hub, housing studios, a cafe and an
exhibition/event space.
Planning permission has recently been granted for the next phase of
transformation, which will introduce two loft - style homes. Aptly named Loft
One and Loft Two, the houses will be a seamless blend of style and
functionality. Loft One will unfold across approximately 1, 128 sq ft with
three bedrooms and two bathrooms. Loft Two will span about 1, 845 sq ft across
four bedrooms and three bathrooms.
The houses will be set in The Printworks, a handsome late - Victorian building
of brick construction. English bond buff - coloured brickwork façades are
decorated with projecting red brick string courses and gently arched lintels.
Simply detailed fanlights sit atop panelled street front doorways, and a
rhythmic array of top - light opening windows are recessed within the planar
facades.
Both houses will have direct access from Union Row to a welcoming entrance
hall. Complementing the industrial nature of the building and the urban
location, individual courtyard gardens will sit to the rear, with external
staircases ascending to the upper level and a second entrance to each home.
Inside, glimmers of the past will sit harmoniously alongside newly created
contemporary interiors. The houses will have slightly different
configurations, but be united by the quality of light, exposed structural
elements and sense of scale and volume. Both will have upside - down
configurations, with an open - plan cooking, dining and living space crowned by
expansive roof glazing on the upper level; sleeping accommodation will be on
the ground floor.
It is possible to apply for on - street permit parking, available at Margate
Addington. In addition, a further commercial unit will be available for
purchase, at approximately £108, 000, in conjunction with one of the lofts.
The Area
Union Row is centrally located within Margate, a coastal east Kent town known
for its creative community and home to the synonymous and visually
unmistakable Turner Contemporary. Designed by architect David Chipperfield,
this is a brilliant contemporary art space with far - reaching views over the
sea, named after landscape painter J. M. W. Turner, who went to school in
Margate and returned throughout his life, calling its skies and sunsets ‘the
loveliest in Europe’. Margate is also famous for Dreamland, a historic theme
park that also hosts live music events.
There are numerous restaurants, including Angela’s, a sustainable seafood
bistro, Sargasso on the harbour arm, and Hantverk and Found. Dory’s is a
fantastic seafood bar nearby, priding itself on local produce and works
closely with Kentish fishermen and independent growers to create its menus.
Margate is home to many independent shops such as Werkhaus, Ruskin, the
Margate Bookshop, and the Margate - born sustainable beauty brand Haeckels. It
is a stone’s throw from the beach and numerous walks such as The Viking
Coastal Trail, an eight - mile trail that links the towns of Ramsgate,
Broadstairs, and Margate along Kent’s cliffs and beaches.
The nearby coastal towns of Broadstairs and Ramsgate are also well known for
their array of pubs, restaurants and independent shops, as are Herne Bay and
Whitstable, which are slightly further afield.
Margate has excellent links to London, with trains to London St Pancras in
under an hour and a half or London Victoria in one hour and 45 minutes. There
is also a train service to Canterbury in half an hour, a short drive away.
Connections to Europe are also very good, with Eurostar services from Ashford
(50 minutes from Margate) and the Eurotunnel motor rail service to Calais from
Folkstone (also 50 minutes away).
