Offered to the market for the first time in over 40 years is this wonderful
opportunity to acquire a much loved family home in a very special location.
Enjoying a tucked away position with open rural views this individual property
enjoys a good level of privacy but forms part of a secluded hamlet formed
originally with links back to the close by Beningbrough Hall estate.
South Court is understood to have been the property occupied by the Dowager's
Aunt and is located between Shipton - by - Beningbrough and Beningbrough itself
with views across the fields to the west. After 40 - plus years ownership by the
curent vendors the property is ready for the next occupants to put their spin
on the property and make it their own.
The ground floor accommodation briefly comprises entrance hall, cloakroom/wc,
2 reception rooms and a breakfast kitchen as well as having been extended to
provide a spacious everyday entrance utility room. The first floor has 3
bedrooms and house bathroom while the second floor has another bedroom and a
smaller room with access to the loft space.
Outside the property enjoys a west facing garden which has been used as a
paddock with a loose box stable in place. There is a further brick built
stable block, spacious store and detached double garage.
This is genuinely one of those occasions when you really do need to view to
enjoy everything this property has to offer. Council Tax Band E, EPC Rating F

The vendors have lived at the property for over 40 years and have advised that
they have used the original shared drainage system whilst living here. The
current system works but will need updating with a modern waste treatment
plant. The heating systems runs on lpg but there are alternatives to this now
including ground or air source heat pumps etc.
Historically as being located in the grounds of the Dower House all residents
of the hamlet have pedestrian access rights across the neighbouring field
across to the cottages next to the railway line just over 200 metres away.
This is understood to have been used by Beningbrough Hall farm workers. They
have stated this is not a public right of way and could only be used for the
purposes above. In the past the postman has also used this facility to deliver
post to the cottages by the railway line. Please be aware that the East Coast
train line is located beyond this neighbouring field.
