Unique, modern architects house in a convenient edge of village location, with
views over Strathmore.
Description
Sanna House is a superb modern property, occupying a lovely position on the
edge of Westmuir, with stunning and far reaching views to the south over
Strathmore and to the Sidlaw Hills beyond. The house and separate eco studio
was built by a renowned local architect for themselves, so has been finished
and presented to an extremely high standard. The front part of the house,
which is harled with a slate roof, was built in 2000, and features a fabulous
open plan space at the front, encompassing two living areas at either end, as
well as a dining area and entrance hall in the middle, together with the
upstairs bedroom accommodation. A low energy extension was added to the rear
in 2014, which incorporates a thoroughly bespoke and open plan kitchen and
living room, linked to the garden. Connecting the two parts of the house is a
side entrance hall, while beyond is an integral double garage. In 2011 a
separate and very useful and adaptable office / studio was built to the rear.
This has been cleverly designed using passive house design principals and in
such a way that it could be converted to further living or letting
accommodation, subject to obtaining any necessary planning consents. The
extension and studio are both finished in Scottish larch cladding and glass.
Internally the house is beautifully presented and designed for thoroughly
contemporary and open plan family living, yet is big enough also to have cosy
and relaxing areas. Both the house and the studio are highly insulated and
double glazed so it is an efficient and light home with windows making the
most of the views and surrounding garden. Farrow & Ball paints feature
internally, along with underfloor heating throughout the ground floor of the
main house and the studio.
A covered entrance door opens to the dramatic open plan space with Kahrs
engineered wooden flooring, centred on an entrance hall with spiral stairs to
the first floor. To one side is the west facing sitting room, ideal for
evening light with two sets of French doors to the garden, raised and inset
Jetmaster fireplace and a corner display feature. To the other side is the
dining area and beyond is an east facing family room, ideal for morning light,
again with two French doors to the garden, together with display shelves and a
TV cabinet, behind which is an existing installed hearth and chimney system.
Also off the hallway is a useful downstairs WC with washbasin, while a utility
room has a Scottish Gas wall mounted boiler, plumbing for washing machine,
shelves and coat hooks. There are two entrance doors to the side entrance
hallway (one linking to the garden), which has a tiled floor, as well as a
separate pantry/larder space and useful inset wall storage cupboards, and
leads to the magnificent fully fitted open plan kitchen / living / dining
space with a polished concrete floor. The kitchen has silestone worktops,
double sink and fitted appliances include Siemens combi / steam oven,
pyrolytic oven, coffee machine, gas and induction hob, along with a AEG fridge
and freezer. A central island unit has a breakfast bar, prep sink, pop up
power unit, boiling water tap and a Siemens dishwasher. This area is again
linked to the garden by three French doors. Beyond is an integral double
garage.
The spiral stairs lead to a landing with an airing cupboard and hatch with
attic ladder to useful floored roof space with velux roof lights, and which
runs the full length of the main house. Bedrooms one and three have lovely
views to the south, while bedroom two looks out to the garden. The family
bathroom has a freestanding bath, shower cubicle, washbasin, WC and mood
lighting. The principal bedroom also enjoys the views over open countryside
with Juliet balustraded French windows, as well as an en suite dressing room
and shower room with wardrobes, two circular washbasins, shower cubicle and
WC.
The integral double garage has two automatic up and over doors, concrete
floor, power, water and light. There is an attached wooden car port (4. 95 m x
6. 75 m) with power and light. The well specified office / studio has
engineered wooden flooring, underfloor heating and folding sliding doors to
the garden, and is currently used as an office. Designed with additional
accommodation in mind it also has a kitchen area and shower room. The studio
planning approval has extant planning consent for the installation of a 2. 5kw
wind turbine.
Timber deck terracing around the house, and a west facing seating area, link
the house to its garden. This is mainly enclosed by mature beech hedges and
includes lawn, raised vegetable borders and flower borders. On the other side
of the house is a large gravelled parking and turning area. At the back of the
garden is a paddock with installed underground water and electrical
connections and hard standing previously used for a field stable and tack
room.
Location
Sanna House occupies a delightful position on the edge of Westmuir, with far
reaching views over Strathmore to the Sidlaws. Westmuir is a small village
just to the west of Kirriemuir with a local store / post office, hall and a
park.
Kirriemuir is an attractive town only some 5 miles from the A90 dual
carriageway, allowing easy access to both Aberdeen and the north and to Dundee
and the south. It is well known as the birthplace of J M Barrie, author of
Peter Pan, who gifted the nearby Camera Obscura to the town. The town lies at
the foot of the Angus Glens which provide some of the best hill walking in
eastern Scotland. There is skiing at Glenshee, and fishing is available on the
North and South Esks, and at Lintrathen Loch.
The town provides local schooling, both primary at Northmuir and secondary at
Webster’s High School, together with a good array of independent shops and a
supermarket, plus leisure, business and community facilities. There is a
further primary school at Airlie. Forfar, the county town, has a wide range of
services including a new sports and leisure centre. Dundee provides all that
is expected of a major city with two universities and renowned cultural
facilities, including the V&A museum. Private schooling is available at Dundee
High School with a dedicated bus service from Forfar. There is a railway
station at Dundee with main line services, including a sleeper to London.
Aberdeen and Edinburgh airports provide a range of domestic and international
flights, and there is a service from Dundee to Heathrow. Journey times to
Aberdeen have been much reduced by the Western Peripheral Route.
Attractions in the area include Loch of Kinnordy as well as the Camera
Obscura, and nearby Peter Pan Park, other attractions in the area include
Barrie’s Birthplace (National Trust for Scotland), Loch of Kinnordy Nature
Reserve and Glamis Castle. In addition to golf courses at Kirriemuir and
Forfar there are three courses at Alyth, while the championship courses at
Carnoustie and Rosemount (Blairgowrie) are within easy driving distance. There
are pleasant sandy beaches at Lunan Bay, St Cyrus and Montrose. Armstrongs at
Roundyhill, the Strathmore Arms at Glamis and the Drovers Inn at Memus are
well known local restaurants.
