We have lived in Lower Earley for 38 years and moved to The Delph 29 years ago
when we started our family. Our children all went to Hawkedon Primary School
that has a “good” rating from ofsted and then onto Maiden Erlegh School that
is rated as “outstanding” from ofsted. Both of the schools are within walking
distance from the house. We are located at the end of a cul - de - sac with no
through traffic and have loved living here as it is so perfect for growing
families. The facilities in the immediate local area that we as a family have
made good use of are the fantastic schools, the local shops at Maiden Place,
Asda, Loddon Valley Leisure Centre Winnersh Garden Centre, Cinema, diy shops
and Laurel Park youth football club and Shinfield Players Youth Theatre Group.
For both work and pleasure the towns of Reading, Basingstoke, Wokingham and
Bracknell are all within half an hours drive from our house and the M4 and M3
motorway are a five and 30 minutes drive away.
As our family grew both in size and number, we decided to extend the
downstairs to give us another living area and remodelled the kitchen to give
more space.
Now that all of our children have grown up and leading their own lives we have
decided to relocate to the West Country to live by the sea.

The fact the sellers have been here for nearly thirty years, loved it and had
their family grow up here speaks volumes, these really are great houses in a
popular location.
This home offers a great amount of living space for first time buyers or young
families with two double bedrooms and an adequate third being a single room,
the bathroom has been modernised to a lovely standard and the sellers have
also recently upgraded the boiler.
Downstairs you have a nice layout, with the porch to the front being really
handy for jackets and shoes, then you come into the spacious lounge that looks
out the front of the home, you have glass double doors letting even more light
through and this leads into the kitchen/breakfast room which the sellers
adapted to give more space and also added the conservatory to the rear, making
this area perfect for entertaining or families wanting that extra space for a
play room or dining area.
To the back you have a really private garden, with a nice pergola area,
perfect spot for a coffee in the morning and you also have access back into
the garage here, which could be great for further extensions subject to
planning permission.

Not only is this home positioned nicely at the head of a cul - de - sac but the
location itself is great for families or people needing to commute.
Lower Earley has so much all close by, with a small walkway that will take you
up to Maiden Place shops, with Sainsbury's local, a cafè, pub and some great
takeaways, along with other amenities. You have asda and Chalfont shopping
complex only a few minutes drive and easy access out onto the M4 or A329M.
The location is also great for schools, with Hawkedon Primary School just a
minute walk away, along with others within Lower Earley which is why this area
tends to be popular for families.
