A superbly presented, impressive and iconic Grade II listed home in central
Tavistock, close to the town’s amenities.
Description
Fitzford Gate House sits in the heart of Tavistock, adjacent to the statue of
Sir Francis Drake and is the sole surviving building of the Fitzford Manor
Estate and dates back to the 16th century.
Having undergone an extensive restoration, this iconic, Grade II listed gate
house is a Designated Heritage Asset and is now a stunning example of a
detached home with Inside, again, much care has been taken to preserve the
character and charm one would expect from a building such as this but with
many modern home comforts such as underfloor heating and a lovely feature wood
burner.
The impressive entrance with wooden gates and granite archway immediately sets
the tone for what is to come and as you step through the front door the
marriage of old and new blends seamlessly.
Arranged over three floors, the accommodation is bright and spacious with an
abundance of stunning features and beautifully restored stonework. The ground
floor living accommodation is largely open plan through granite archways with
each room having its own distinct identity. The well - equipped kitchen with
solid granite, double Belfast sink is integrated with a range of appliances
including a double oven, induction hob and Miele dishwasher. The adjoining
utility room houses the laundry equipment and fridge/freezer.
Beyond the kitchen is a fabulous dining area with a large stone fireplace and
lovely window seat from which to watch the world go by. A large granite
archway leads through to a stunning living room with feature wood burning
stove and French doors to the terrace and garden. Beyond this there is a
ground floor shower room and coat / boot storage.
Stairs rise to the first floor which offers two, beautiful double bedrooms
both of which have feature fireplaces, built in storage and one of which is
dual aspect. Between the two bedrooms is a modern family shower room with a
large walk - in shower.
The second floor offers the stunning principal bedroom suite. Being triple
aspect, the room is filled with natural light and offers views over the
rooftops of Tavistock and surrounding countryside. The vaulted ceiling and
exposed beams give a wonderful feeling of space and again, all of the charm
and character is beautifully blended with a generous, modern en suite bathroom
with free standing bath and large walk - in shower.
Gardens and Grounds
Fitzford Gate House benefits from a lovely, enclosed rear terrace and garden
which is the perfect spot for morning coffee or alfresco dining. To the front,
there is also a level, lawned area with gravelled path leading to ample
parking to the side.
Location
The ancient stannary town of Tavistock, lies just outside the Dartmoor
National Park boundary and can trace its history back to 974 when Tavistock
Abbey was founded.
It is steeped in history being the home for Sir Francis Drake during his
formative years. The great mining boom of the 19th century brought prosperity
to the area with nearby Devon Great Consols, the world’s most productive
copper mine and the development of Morewellham Quay as one of the busiest
exporters of copper in the British Empire.
Nowadays this thriving and bustling market town offers an excellent range of
facilities and amenities including specialist shops, supermarkets and
restaurants including the Michelin starred Cornish Arms. There is also a
renowned Pannier market and regular farmers’ market. For entertainment,
Tavistock Wharf is a privately run arts centre offering cinema, theatre and
live music.

nearby Plymouth (10 miles) has a number of marinas as well as the Royal
Western Yacht Club, and provides not only a safe estuary but also a perfect
stepping off point for crossing the Channel or sailing up and down the coast
of Cornwall or Devon.
The nearby Dartmoor National Park is renowned for its spectacular scenery and
for golfing enthusiasts the Tavistock golf club is about a mile away and there
is also Yelverton Golf Club (6 miles) and St Mellion (11 miles). The beautiful
South Devon coastline with its estuaries, beaches and coastal walks is within
easy reach.
Both Tavistock and Plymouth provide excellent private and state schooling for
children of all ages including the renowned Mount Kelly Prep School and Kelly
College.
