Our Seller Says:
"We fell in love with the character and the coziness of the property, lots of
cute features, such as the original beams in the living room, the old fire
place in the bedroom and the high ceilings throughout. The whole flat flows
together and we’ve made the most amazing memories in hosting friends and
family, especially in the dining room with dinner parties and games nights. We
worked really hard on the living room to get it to be a cozy haven for us and
that’s exactly what it’s been; the heart of the house.
We will miss the street, it is very cute and super quiet with the burn just
behind the property, and has a whole mix of neighbours from older retired
couples to young families and first time buyers. The autumn colours of all the
trees is a favourite to look out onto and you really feel like you’re in your
own wee world even though you are so close to the Main Street and all the
amenities. The Volunteer Arms has recently been refurbished and has great food
and live entertainment, only 2 minutes walk from door to door. John Lawson
butcher steak sandwich is a right of passage for Uphall and will never
disappoint. "
The quiet residential street is fringed by mature trees, giving a pleasant
leafy aspect as you approach. Excellent parking for 2 - 3 cars is provided in
the front driveway, and the shared lawned gardens offer a peaceful setting to
enjoy summer. The property also benefits from a private garden to the front.
Entering into the private entrance, which has been fitted with a high quality
composite door in January this year. A grey carpeted staircase opens up into
the hallway housing useful cupboard storage, and smartly laid with chevron
style wood laminate flooring that flows seamlessly to the lounge. The main
reception room is a lofty space decorated in modern tones and the wonderfully
high ceiling is accentuated by the rustic exposed beams. Two traditional
shelved alcoves sit alongside an exquisite display fireplace with tiled
hearth, serving as a cosy focal point to the room, ideal for family get
togethers. Recently fitted, the contemporary kitchen is carefully designed
with matte navy blue base and wall cabinetry, offset by ample marble effect
worktops that run to the splashback. Featuring integrated appliances that
include a double oven, gas hob, slimline dishwasher and fridge/freezer, the
kitchen will surely become a favourite for any keen cooks.
Bathed in warm light from the twin window aspect across the rear garden, the
formal dining room contains built - in storage and could easily be used as a
third double bedroom. Large enough to offer space for a dining table to seat 8
people, this room is perfect for hosting long dinner parties with friends.
Brimming with light and space, the generous main double bedroom is presented
in neutral hues, grey fitted carpet and benefits from a deep built - in
cupboard. Completing the first floor, a modern bathroom is replete with a bath
& mains shower over, WC and wash hand basin, finished by wet wall panelling.
Off the lounge, stairs take you up to up to a wide landing highlighted by a
bright Velux window, closet storage and space to create a home office, quiet
study/reading nook or a relaxing movie area. The remaining double bedroom is a
calming and light - filled space, accented by soft decor and a front window

of elegant charm.
