A smart, stylish and characterful three bedroom apartment in our timeless
Warner style, with dedicated front door and private rear garden. It's all
perfectly positioned, with so much that makes our borough so special right on
your doorstep.
One such highlight is St James Street station, just a third of a mile on foot
for direct twenty minute runs to Liverpool Street. Here's also where you'll
find our thriving social hub of crate St James.
If you lived here. . .
You'll step past that handsome brick frontage and climb the stairs to find
your 140 square foot front lounge on the right. Original timber floorboards
run underfoot in here, the first of many nods to the property's heritage.
Original sash windows to the front are set in vintage timber frames and a
striking period hearth takes centre stage. Next door there's a smart single
bedroom, ideal for a child or using as a study.
Move to the rear for your principal bedroom, a charming 150 square foot double
finished in tranquil pastel mint with original sash window. Next door you have
sleeper number three, another double, with skyblue statement wall. More
original floorboards run down your hallway, and on into your splendid
kitchen/diner, where pastel green units sit below timber worktops and metro
tile splashbacks. Finally your family bathroom dazzles with both a tub and
walk in shower cubicle.
Outside and, as well as St James Street station less than ten minutes walk
away, you have Blackhorse Road just as close, for the Victoria line and direct
twenty minute runs to Oxford Circus. Between them you have both the City and
West End less than a half hour away, door to door. If you're staying local, be
sure to explore the charms of the Blackhorse Beer Mile, a loose collection of
independent breweries, tap rooms and beer gardens starting just past
Blackhorse Road tube.
What else?
\ - Stroll up nearby Walthamstow High Street for the longest street market in
Europe, before arriving at the bars and restaurants of Hoe Street, and all the
wining and dining options of Walthamstow Village just beyond.
\ - Don't forget your garden, accessed via a set of internal stairs. Out here
you have a lush length of lawn with thriving beds and a handy shed.
\ - Parents will be pleased to find four 'Outstanding' primary/secondary
schools, all less than a twenty minute stroll away.

A word from the owner. . .
"We’ve loved making this flat into our home. Its Warner character was a real
draw for us when we bought it; with its original sash windows letting in
plenty of light and its gorgeous wooden floors. We’ve spent many a winter’s
evening sat by the fire, and in summer we’ve enjoyed being outside in the
garden, surrounded by trees. Our favourite is always the beautiful hornbeam at
the front. The three bedrooms have been a real benefit to us, allowing us to
have friends and family to stay, providing a home office space, and a nursery.
There are lots of friendly folk living on the road who we’ve enjoyed getting
to know over the years. The flat’s location is ideal for transport, with both
Blackhorse Road underground and overground and St James Street close by, and
lots of cycle routes into central London and out to Epping Forest. The
Coppermill Lane entrance to Walthamstow Wetlands is only a mile away and we’ve
enjoyed many walks and cups of coffee there. We’d also recommend Blackhorse
Road beer mile for a few pints and a bite to eat. Lloyd Park and the William
Morris Gallery are just around the corner, and the food market in the park on
Saturdays is perfect for weekend treats. You can even get married in the
gallery, as we did! We’ll really miss this flat, but we hope that the new
owners will enjoy it as much as we have. "
