Overview
Great opportunity to acquire a 20 acre (8 hectares) owner occupied registered
croft with a two bedroom detached house, in a spectacular very scenic, rural
setting just outside the village of Walls on Shetland’s sunny westside. The
croft benefits from a significant length of coastline and the house enjoys
stunning views over Vaila Sound and the islands of Linga and Vaila. Lerwick
approximately 25 miles.
In addition to the two bedrooms, the single storey accommodation also includes
a living room, kitchen, modern shower room and sun porch. There is also a
small garage, separate shed plus the shell of an original croft house which
could potentially be converted into separate accommodation subject to the
usual consents required.
A range of amenities including the local shop (with fuel pumps), primary
school, health centre and even a small community swimming pool for private
hire, are within easy reach.
This is a particular attractive croft setting – early viewing recommended.
Location
This house and croft is conveniently situated just outside the picturesque
village of Walls which is situated on the south side of Shetland’s sunny west
side, approximately 25 miles from Lerwick.
Clustered around the head of Vaila Sound, the village has a wide range of
amenities which are within easy reach of the house, these including a primary
school / nursery, shop & post office, fuel pumps, health centre, a small
community swimming pool for private hire, village hall as well as a pier,
marina and boating club. The village hosts an annual agricultural show and
regatta. A commuter bus service operates to Lerwick daily with several
additional services at other times during the day.
Further amenities are available at Bixter, approximately 7 miles back towards
Lerwick (another shop, health centre, vet’s surgery & garage), and also Aith,
about 3 miles north of Bixter where the West Mainland Junior High School and
leisure centre / swimming pool are situated.

The House
The house is situated right in the centre of the croft land well away from
other houses. The main orientation is to the south - east and south - west though
it enjoys fine all round views in particular over the croft land and across to
the islands of Linga and Vaila.
Entry to the house is via a large single glazed porch which provides a
pleasant place to sit and enjoy the views to three sides. The floor is tiled
and an inner door opens to the hall with built - in shelved airing cupboard
housing the ‘Megaflo’ hot water tank, a hatch to the loft space and one of the
two ‘Panasonic’ heating units which are connected to the external air source
heat pump. On the left is the living room which leads through into the
kitchen, whilst ahead and to the right is the shower room and the two
bedrooms.
The living room is a bright room benefiting from a dual aspect, one of the
windows, a large picture window spanning almost the full width of one wall,
taking full advantage of the view to Linga etc as well as letting in lots of
natural light. Heating is provided by a second ‘Panasonic’ heating unit, this
time ceiling mounted. The flooring is wood effect laminate which extends into
the adjoining kitchen via a wide archway. The kitchen has two windows facing
north - west, space for a small table & chairs and fitted units including an
inset sink and plumbing for a washing machine which is included in the sale
along with the gas cooker and fridge / freezer. A cast iron stove set on a
tiled hearth provides a cosy heat source although the room also has an
electric storage heater.
The shower room was completely re - fitted at the end of last year and now
comprises a contemporary style white WC and wash hand basin set on a wall - hung
cupboard unit which provides handy storage and has a mirror over. The corner
shower has a ‘rainfall’ shower head. The floor is attractively tiled and
heating is provided by heated towel rail.
Finally there are two carpeted double bedrooms both facing north - east and also
enjoying open views.
The property is being sold with most of the furniture and contents as
presently in the property (photos taken prior to removal of personal effects,
pictures and other items) included with the exception of the large kilim rug
in the living room, the desk, kitchen table and four chairs (in kitchen &
porch).

The Croft
The owner occupied registered croft of Tangwick (Register No: Z2422) is
estimated to extend in total to around just over 20 acres (8 hectares) as
shown on the plan. The croft has already been registered on the map based
crofting register (C4521). The site of the house which sits in the middle of
the croft has not been de - crofted and therefore cash only offers can be
considered.
The croft includes a significant length of coastline stretching from the inlet
to the east and around the shore to the west side of house. The remains of a
former store at the head of the inlet could potentially provide a great
sheltered spot for a small pier or pontoon.
Access to the house is over a track from the public road which leads to a
parking area by the house where there is a small fenced garden with well -
stocked planted area, areas of lawn and a wooden garden shed (approximately
3. 5m x 2. 3m (11’6” x 7’6”)). There is also a further fenced drying green and
fenced area to the rear where trees have been planted. By the parking area is
a garage / shed (approximately 4. 7m x 2. 8m (15’6” x 9’2”).
On the east side of the house by a small park enclosed by a stone dyke, is the
roofless shell of the original croft house and adjoining byre. It is
understood that this has service connections and could potentially be
converted into a separate dwelling although this would be subject to the usual
consents required and prospective purchasers should satisfy themselves in this
regard. There is a stone - built byre on the west side of the croft.
The croft is registered with the Crofting Commission. Prospective purchasers
requiring advice/information in this regard should discuss with their own
agents or contact the Crofting Commission at: Great Glen House, Leachkin Road,
Inverness, IV3 8NW. General information on crofting can be found on the
Commission’s website at: -
No stock is included.
Property location
To reach the croft drive into to Walls and turn immediately left by the shop
following signs for Whiteness, the Germatwatt Centre & Wastview Care Centre.
Pass the shop and continue along the road passing the marina and care centre
on the right, and the health centre on the left. Continue to the brow of a
hill, across a cattle grid, and the track to the croft is on the right,
shortly after the national speed limit sign and the very last house on the
left.
