You'll be enjoying sweeping green, horizon - spanning views over Wanstead Flats
- and yet everything's completely private thanks to your front garden's

space for dining.
Next door, past the wealth of storage in the hallway, and your kitchen's azure

pristine white walls, cosy carpet underfoot and an en suite bathroom home to a
shower over the tub, another lush green view and handily separated WC. Lastly,
your courtyard garden can be accessed via the bedroom or hallway. It's a low -
maintenance south - east facing space ripe for landscaping, with a lush canopy
of foliage to the rear.
What else?
\ - Both Forest Gate and Wanstead stations are a leafy eight minute cycle away
for the Elizabeth line and Central line respectively. Or hop on 101 or W19 bus
routes from right outside to be shuttled straight there. The latter will speed
you to Walthamstow, too, for the beloved Village.
\ - Your new abode's effectively semi detached, so you've more privacy than
similar offerings.
\ - Catching up with friends? The Golden Fleece is a fine meeting spot and just
half a mile on foot. Winchelsea Arches and Wanstead itself both offer
delectable destinations too, with a wealth of spots to sup and savour.

A word from the expert. . .
"Being a country girl at heart, for me Wanstead is the perfect blend of
village/city living. With excellent transport links into the city, I often
meet up with friends to explore the wonders of London. But I also enjoy going
for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep.
I was first attracted to Wanstead by its charming High Street, lush green
spaces and choice of excellent schools. Since moving here, I have discovered
some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for
the best roast around.
I love to stay active, and here in Wanstead you have lots to choose from. From
organised yoga at Christ Church Green, personal training sessions at Target
Fit or jogging around the various nature trails of Epping Forest.
There is a great sense of community here in Wanstead, with informative
Facebook groups, street parties, a monthly farmers’ market and the local
jumble trail. I have made many friends locally, there is a genuine community
spirit here and I am proud to call Wanstead my home. "
